Improvements to buying and selling

Are the devs planning to improve the business side of the game at some point rather than putting out more DLCs?

The cleaning and decorating simulator works really well (the addictiveness of which presumably, has made it so successful), but the buying and selling of houses could really use some polish (basic stuff like not having every customer bid on every property when it's completely unsuited to them, and tidying up the customer opinions so positive sounding things aren't in the negatives). Am I the only person that likes to adapt the house for profit rather than designing fantasy rooms?

Agreed. The buyers and their wants need overhauling. I keep getting the same buyers no matter what house and what I do it.

Yes, there are several things which could be improved:

The item number requirements don't make any sense. The elderly couple are like: "One plant? Good. Two plants? Better. Three? No way!" Are they worried about having to do too much watering? And the landlord guy: "I need two sofas! You've given me three, in two separate rooms. That's too many!"

When looking for a house IRL, people usually prioritise two things - the type of property and the number of bedrooms. Give us some buyers who prefer (not necessarily require) apartments, or single storey houses, or properties with large gardens, or ones with more than one floor (such people do exist in the UK. They prefer duplex apartments and hate bungalows). Or even "A large garden and a basement - I want to make a vegetable patch".
It is also strange that none of the current buyers specify how many bedrooms they need.

There's also some scope for specifying equipment. There's already a couple who need a "family room" and a guy who wants a closet. How about "I'm a keen cook, don't forget to put an oven in my kitchen". Or "No modern city dweller should be without a coffee machine" Or "We are a young family, so we need 3 bedrooms - one for us and two for the children. And don't forget the toys!"

Making buyer requirements more specific in the ways described above will hopefully prevent them suddenly outbidding each other because of a children's ball or lack of a rug on the floor.

Number of bedrooms should be extreamely important, the family of 6 should not want a two bedroom house more than the rent guy.

Office guy should not want a one-room shack with a cheep desk and bed more than Choi.

The elderly couple shouldn't be complaining about too many rooms when there's literally just a bathroom, bedroom, kitchen and living room, which is exactly what they wanted.

DLC furniture should count as furniture, the game doesn't seem to reconise it outside of the DLC homes, meaning Office guy doesn't feel rich when I put the most expensive desk in anymore.

Buyer bidding should not be tied to specific furnishings, instead, there should be a check to see who has the most needs met for the house they want. I do not want to sell a house to someone who has nothing good to say about it.

The garden competition category should affect who wants the house.

Dolan and Chan is really annoying. Chan has every item green, while Dolan has a bucket full of red items. And still Dolan buys it. Finally sold that property to the clothes guy - and still don’t know how he suddenly jumped to the top of the list. Same issue btw: tons of red items and still beats Chan.

Edit: also sold a house to the family with many children by just cramming a house full of bedrooms and bathrooms. They also tend to want to buy totally empty houses, no matter how many rooms, even without any bedrooms at all.

I think the devs have confirmed at one point the colours no longer matter, but they haven't gotten round to changing tooltips yet.

My strangest sales have been: Selling the yacht, with a bar and no toys, to the large family (must be the 3 bathrooms); selling "almost only a garden" to the same family, despite it having no bathroom at all; selling a house to the elderly couple, with "This house is very clean" listed as Both the only positive and the only negative; me kitting out the house for the fashion guy, only for him to be outbid by the landlord guy, who complained about the absence of a kitchen, but apparently having a second sofa was more important for him.

def agree and also i get when you auction you generally want biggest pay out but sometimes id like to be able to choose my winner instead of it just being the biggest payout.

Rate House Flipper
